Home Inspections

A brief overview of a home inspections and their role in purchasing a home

The real estate market has never been better for buying a new home, but it is very important that you don't get stuck buying a lemon when it is such a buyers market. One of the best ways to ensure you purchase a new home and are fully aware of any experience is to hire a professional home inspector. A professional home inspector will be able to review your subject home and look at items such as the furnace, air conditioning unit, roof, electrical and plumbing systems, foundation and basement and help you to evaluate the present state of these. They should be able to provide you with an expected life on these items and identify if any of the items would require immediate attention or would pose any potential hazard issues. A good home inspector should have a background in construction, be certified with the state they do business in and carry insurance. Its always a good idea to interview a few inspectors to determine what services they will cover and for what fee structure. Most real estate purchase agreements are worded so that you could cancel the transaction should the home inspection reveal material defects with a subject property.
